
Our buildings are delivered by licensed, bonded, and insured professional movers using specialized equipment designed to safely load, transport, and place portable buildings. Upon delivery, the crew will position, level, and anchor your building using concrete blocks provided by the customer.
We offer free delivery within 50 miles of our location. Deliveries beyond that area can often be accommodated, and we can assist with arranging transportation for an additional fee. Our goal is to ensure your building arrives safely and is properly set up, ready for utility connections and occupancy.

To facilitate transportation and installation, the drain lines for the sinks, toilet, and shower are stubbed out beneath the building. The customer is responsible for connecting these drains to their own approved septic or sewer system, as well as providing a suitable water source.
Water service can be connected directly to the water line stub-out located underneath the building for a permanent installation. For temporary use, the plumbing system can also be supplied by connecting a standard garden hose to the exterior water spigot, which can be used to feed water into the building's plumbing system.
Customers should ensure all utility connections comply with applicable local codes and regulations.

All units are designed to operate primarily on 120-volt power, allowing them to be powered from a variety of sources. For units equipped with an electric range, a dedicated 240-volt, 50-amp receptacle is also provided to support the stove.
Each unit includes a NEMA L14-30P, 30-amp, 125/250-volt, 4-prong twist-lock inlet or a 240-volt, 50-amp receptacle that is wired directly to the electrical panel, enabling the unit to be powered by a compatible generator. For permanent installations, a conduit located beneath the building provides convenient access for connecting utility power directly to the electrical panel.
If the building is connected to utility (grid) power, the generator inlet must be isolated to prevent back feeding. To accomplish this, each unit is equipped with a generator/grid lockout switch that mechanically prevents both power sources from being connected at the same time. This safety feature ensures power cannot be back fed into the utility system while maintaining a simple and safe transition between generator and grid power.

Having your new cabin delivered and in-place means that some thoughtful planning needs to go into preparing for delivery. When the big day comes, you’ll want to be ready to have your cabin set up in the perfect location and be ready to use.
Tips for Delivery
Let’s look at some helpful tips that assist you with preparing for delivery in order for it to go as smoothly as you’d like.
It’s important to check your local city and county ordinances, as well as homeowners' association regulations regarding buildings of this type. Make sure you have any necessary permits. The last thing you want to do is get your unit in place and stocked up and find out you’re not in compliance with regulations or ordinances.
It’s very important that your site is relatively level. Avoid areas that are very wet or suffer from poor drainage. If you have an in-ground sprinkler system, move or divert the heads to keep water from being sprayed directly on your shed. Send us some pictures if you are unsure of your site.
This sounds like a no-brainer, but if you’ve created a gravel pad or poured a concrete foundation, you’ll want to be sure it’s set before you place your building on top of it. This means not waiting until the last minute before you pour your concrete or level out the gravel. If you’re using a gravel base, be sure the base is as level as possible and ready to go.
Before arrival, you’ll want to have spent time walking the area and looking for:
It’s your responsibility to remove any obstacles before delivery. Be sure to have this done well in advance of the arrival of your delivery team.
Keep in mind that our all-terrain forklift machine (called the Mule) will be transporting your unit to its permanent location. Make sure the pathway is clear and that there’s ample clearance on each side and above where the Mule will be driving. If you have tree limbs in the path, be sure to trim those back before arrival. If your site is open, we can often place the building on its foundation without using the mule.
You’ll want to be sure and clear your calendar the day your cabin is being delivered. Your delivery team will want to double-check with you to make sure they’re placing your building exactly where you want it to go. They’ll also want to make sure that everything is level and lined up correctly, including all of the windows and doors. A final check will be completed with you to ensure that the setup and delivery have been finished to your complete satisfaction.
